Pelham homes and their gutters
Pelham grew quickly from the 1980s onward, and much of its housing is in subdivisions from the last few decades: neighborhoods like Ballantrae, Weatherly and Chandalar, plus newer streets along the foothills of Oak Mountain. That gives Pelham a different set of gutter problems than older, ridge-top suburbs:
- Builder-grade gutters reaching middle age. Many homes still have the original 5-inch gutters and 2x3 downspouts. Sealant at corners and end caps tends to give out first.
- Big roofs, few downspouts. Two-story homes with large roof areas can overwhelm a small gutter at inside corners during a downpour.
- Young trees getting bigger. Trees planted when a subdivision was new now reach the roofline, so gutters that never needed cleaning suddenly do.
- Woods at the back of the lot. Homes along the edges of subdivisions and near the park get far more debris than those on open streets.
Living next to Oak Mountain
Oak Mountain's forest is a mix of pines and hardwoods, and anything near it gets a steady supply of needles, pollen, leaves and seed balls. Gutters on these lots clog in spring as well as fall. Drainage on Pelham lots
Some Pelham subdivisions sit on gentle slopes, others on flatter ground near creeks. On flat clay lots, water that leaves a downspout has nowhere to go and sits by the foundation or under the slab. On sloped lots, it cuts channels in the beds. In both cases, where the downspouts end matters as much as whether the gutters are clean. Upsizing instead of patching
If your gutters overflow at the same corners in every hard rain even when they are clean, they may simply be too small for the roof. Switching to 6-inch gutters with 3x4 downspouts, or adding a downspout to a long run, often fixes problems that no amount of resealing will. See seamless gutter replacement.
