Homes built into the mountain
Vestavia Hills began after World War II as a planned community on top of Shades Mountain, and the city was incorporated in 1950. Many of its older streets are lined with 1950s and '60s ranches and split-levels set into the slope, often with a full basement opening onto the backyard. Newer areas, including Liberty Park and the newer infill in Cahaba Heights, add larger two-story homes. Across all of them, the common thread is height and slope: the downhill side of a Vestavia Hills house is usually much taller than it looks from the street.
What that means for gutters
- Heavy canopy. Mature oaks, hickories, tulip poplars and pines shade many lots. Expect a big leaf load in November and December and a pollen and tassel load in spring.
- Tall back eaves. Cleaning and repairing the downhill side safely often takes a taller ladder, a leveler or a different setup than the front.
- Water running toward the house. On the uphill side, runoff from the yard above meets roof water at the foundation. Downspouts need to carry water around the house and downhill.
- Older gutters and trim. Many mid-century homes are on their second or third set of gutters, often still spiked into original wood fascia. See fascia and soffit repair.
Drainage on steep lots
Red clay does not absorb water quickly, and on a slope it erodes fast. A downspout that empties onto bare ground can cut a gully in a single storm and carry mud across the driveway. Good fixes include longer extensions aimed downhill, buried lines to a lower part of the yard, and splash pads or rock at the outlet so water spreads instead of digging. Guards on wooded ridge lots
Vestavia Hills is one of the places where guards make the most sense, because the trees are big and the back eaves are high. Pines are the deciding factor: if they hang over the roof, price a fine micro-mesh first, since coarse screens let needles through. Even the best guard needs an occasional brush-off. Before you hire
Vestavia Hills has its own building department, separate from Hoover's, and some neighborhoods have HOAs with exterior rules.
